I'm moving from out of state. How does that work?
Tell me what you need and when you're visiting. I'll search, call the listing agents, and line up the best homes before you arrive, so your trip is spent touring the right ones in person. One of my out-of-state families found their home in a single weekend.
How long does buying a home take?
Plan on 3 to 6 months of prep to get your finances and pre-approval ready. Once your offer is accepted, closing usually takes about 30 to 45 days.
What does a home inspection cost?
A standard inspection usually runs $400 to $700. A termite inspection is around $150, and a sewer line camera inspection around $250. Schedule it right after your offer is accepted, since the inspection period is typically 10 days. I'll connect you with inspectors I trust.
How do I pay you as a buyer?
We'll go over exactly how I'm paid before we tour, in writing and in plain words. No surprises later.
What should I avoid while I'm under contract?
Don't change jobs, make big purchases, or open new credit cards until you close, because any of these can change your loan approval. And never trust wiring instructions sent by email. Always call to confirm.
